ADA (Americans With Disabilities Act) Analysis Services
The ADA has done great things in recent years to make buildings more accessible to persons with disabilities.  Our package of ADA Analysis services has been very popular with asset managers and building owners.

In 1990, the U.S. Congress passed and the President signed the Americans With Disabilities Act (ADA), which requires that public accommodations be made more accessible to persons with disabilities. ADA includes a provision that requires owners of existing properties with facilities that serve the public to remove architectural barriers where such removal is "readily achievable".

Ambrose Design Group, P.C. offers a package of services designed to assist property owners and managers in determining the impact of the ADA on their existing properties. The services include:

ADA ASSESSMENT
First, we tour the property to check existing conditions against ADA Accessibility Guidelines. We utilize the BOMA ADA Checklist to note architectural barriers observed in the tour.

COMPLIANCE ANALYSIS
After determining what barriers exist, we develop a written overview/analysis of each major part of the property where there are architectural barriers. This includes a determination of where the removal of the barriers would be "readily achievable" and the reasons for that determination.

BARRIER REMOVAL PLAN
We then develop a list of the "readily achievable" improvements as a Barrier Removal Plan. For each proposed improvement the plan includes a brief description of the barrier and proposed improvement, location within the property, budget cost, ADA Priority Category, and ADA Guidelines section number. Improvements are listed in ADA Priority order, and proposed dates for implementation are noted for each.

After all work is complete, we develop a preliminary report and review it with the client. Then we revise the report as necessary and provide 2 copies of the final report for the client's use. Fees for the complete ADA Analysis services generally run between $600.00 and $1800.00 per property, depending on the size and complexity of the property. It is usually possible to complete the preliminary report within 10 days after starting work.
